SAN MATEO, Calif. – Essex Property Trust, Inc. (NYSE:ESS), a real estate investment trust (REIT) focused on West Coast multifamily residential properties, has fully acquired a joint venture partner’s minority stake in a significant property portfolio. The transaction, which involved purchasing the remaining 49.9% interest for $505 million on a gross basis, was completed today.

The portfolio in question consists of four properties, encompassing a total of 1,480 apartment homes. In line with the acquisition, Essex Property Trust repaid $219.9 million of debt previously encumbering the properties and has since integrated these communities into the company’s financial statements.

The company estimates a 5.9% yield for the first year after the acquisition, once the benefits of fully integrating the portfolio into their operating platform are realized. This figure is adjusted from the seller’s capitalization rate of approximately 5.25%.

Essex Property Trust also announced that this strategic move has resulted in an 11.4% internal rate of return (IRR) for the portfolio. Additionally, the company is set to recognize approximately $1.5 million in promote income, which will not be included in its Core Funds From Operations (Core FFO).

As an S&P 500 company, Essex Property Trust owns and manages a substantial number of multifamily residential properties across selected markets on the West Coast. The current portfolio includes interests in 252 apartment communities, translating to approximately 62,000 apartment homes, with one more property under active development.
